Awendaw Neighborhood Comparison Chart

For the bare bones analytical side of us or people who are new to the area, here is a chart for the various Awendaw neighborhoods (though you’ll see that not all are technically within Awendaw’s town limits) and a few basic facts about them. I’m working on putting all the waterfront communities and neighborhoods on here as well as another chart that will have more in depth information, but if you have any questions or would like to schedule a tour of these neighborhoods, please contact Daniel Bates at 843-513-2461.

My name is Daniel Bates and I’m a local real estate agent living in McClellanville, just north of Awendaw. I’m an outdoor enthusiast and appreciate the rural nature that both areas offer their residents. Because Awendaw and McClellanville are bordered by the Francis Marion National Forest to the west and Cape Romain Wildlife Refuge to the east, they share in the same natural amenities that make them great places to live. Awendaw’s rural setting and proximity to a larger city set it apart from much of coastal South Carolina.

A Mixed Bag

Like McClellanville, much of Awendaw operates on well and septic systems instead of public water and sewage, large tracts of undeveloped land (10+ acres) spot the countryside, and individual building lots are considerably larger than those in most urban areas. You may find a gated neighborhood next to a large undeveloped tract of land next to waterfront community next to a farm. It’s a rapidly developing area, and while I don’t want to see the natural beauty of the area lost, the growth of Mount Pleasant and Charleston create a need for a place where hard working people can escape the hustle and bustle of city life and come home to a place where they can relax and unwind.

Because of these unique characteristics, it is very important that people looking to buy or sell a home or land in Awendaw use an experienced local real estate agent. You may have an agent that you have worked with before and trust, but if they are not familiar with the different housing trends, septic issues, building and zoning codes, covenants and restrictions, etc. their lack of experience may cost you big.
